Periodic Inspection Report

To meet British Standard 7671 (BS7671) a landlord or homeowner or estate agent may be asked to have a Periodic Inspection Report carried out. A Periodic Inspection Report is an in depth safety and functional test which will test for any known electrical faults present. The cost of such a report is very minimal because it will last 3-5 years depending on results.

An electrical installation can be affected by such things as wear and tear, corrosion, damage, heat and damp issues. A series of tests and a visual inspection are therefore highly recommended. The extent of tests will normally be agreed

Periodic Inspection Report Cost

The cost of a Periodic Inspection Report depends on a few factors. The number of circuits is a major factor. The more circuits your property has the more time an electrician will take to carry out the full range of tests. Sometimes a customer will not know the number of circuits so an assessment is made on the number of bedrooms a property has and an accurate conclusion can be made. The cost of an inspection starts at £60.

 

Visual Condition Electrical Report

Sometimes a visual condition electrical report is sufficient as an installation might only be one or two years old. The above full Periodic Inspection Report does include a detailed visual report as standard.

 

What Is A Periodic Inspection Report

A Periodic Inspection Report is a detailed 5-8 page report which highlights whether an electrical installation is safe to use or not. Normally a multi function Megger tester is used to carry out a range of tests. Usually a percentage of the installation is tested as it would not be practical to test all circuits, cables, wiring, sockets hidden in walls and under floorboards for example. The extent of the testing is normally agreed in advance or the electrical tester uses his/her own judgement. All serial numbers, fuse ratings and safety labels are checked and recorded. All cable ratings/dimensions are also checked to see if they are the right size for that particualr installation. Circuit breakers are also tested to see if they function in the even of an emergency.

Protective main earth bonding is also check and continuity proved.

An electrical safety certificate is just another word for a Periodic Inspection Report.
